I advertise locally, and on Washington Post.com and cable TV, when warrented. I work with the Appraisers, to help them get the comps they need to bring your property to maximum value. As a Buyer's Agent (Certified ABR), I help negotiate the best possible deal and search until I find the perfect property. I am the happiest when I can find my client(s) that "needle in the haystack". I never require a "Buyer's Contract", because I know the Seller, or Seller's agent, will pay my fee - and I represent YOU!!! I belong to 3 MLS's, and have access to many.
